Development seeks restaurateur

A former office building in Swindon is being transformed into a residential and retail scheme.

Local developer Epoc Properties, who recently purchased the former job centre at Wessex Court in Clarence Road, has been working to convert the property into 20 residential flats. Planning permission has also been received to create a 5,000 sq ft restaurant on the ground floor.

Significant interest has been shown in the development and all 20 flats are now committed to.

Epoc Properties has appointed Alder King Property Consultants to secure an occupier for the restaurant.

James Gregory, partner at Alder King said: “Our initial marketing has already attracted interest from local restaurateurs looking to get a foothold in an up and coming area of Swindon. Wessex Court is highly visible on the main road leading from the town centre to Old Town. The surrounding area is also undergoing significant regeneration with MECA (the Music, Entertainment and Cultural Arena) having opened prior to Christmas. Ashfield Land has also recently obtained planning permission to redevelop the nearby Swindon College site into a supermarket, cinema and restaurant complex.

“With the flats above and Swindon Borough Council’s main building opposite, the restaurant is well located to provide a service to both local office workers and residents”, continued Gregory.

The retail unit will be let in shell form ready to be fitted out by the tenant to their exact specification. Consideration will also be given to the sale of the long leasehold interest.
