Last two vacant units on popular Fairford industrial estate marketed by Alder King

Property agents Alder King’s Swindon office has been instructed to market Horcott Industrial Estate on the edge of Fairford for its new owner.

London-based property asset managers iO acquired the 51,000 sq ft multi-let estate for £3.525m in September, and is now undertaking a refurbishing programme.

Occupiers include rare book firm Echo Library and Arlington Garage. The estate has always proved popular with local and regional firms and just two of the 27 units are vacant.

Units 8 and 17 both have just under 2,000 sq ft of accommodation including a reception and office area, 3.6m of clear eaves height, allocated parking and a loading area. Both are available on flexible new lease terms.

Martin Baker of Alder King’s Swindon office said: “These two units are now being refurbished as part of the new owners’ strategy to drive income and improve the occupancy profile of the estate. 

“The industrial market is very active at the moment with strong demand but limited supply so these units will certainly receive strong interest from those looking to secure a small quality unit.”

Alder King is acting jointly with WBM Property.

iO acquired the industrial estate from of M7 Real Estate. The Bristol office of Knight Frank represented M7 with Gerald Eve representing iO.

Knight Frank associate Nick Thurston said: “There is currently strong investor appetite for multi-let industrial investments. The local industrial supply in Cirencester and Swindon is enjoying good levels of occupational demand, which has a positive impact on Horcott Industrial Estate. This was one of the factors in the success of the sale, which attracted a number of bidders.”
