Central health centre deal takes Kimmerfields scheme to next phase

Swindon’s Kimmerfields town centre regeneration scheme has taken another step forward with the funding of a new health centre.

Developer Muse – advised by the specialist primary care team at property agents Bilfinger GVA – agreed the £10m deal on the 27,000 sq ft centre with Primary Health Properties (PHP), the national investment group specialising in healthcare buildings.

Two GP practices will serve more than 20,000 patients from the new centre, which is now under construction.

PHP, which also owns Swindon’s Taw Hill Practice, has let the new centre to NHS Property Services for a 20-year term from its expected completion in early 2017.

Bilfinger GVA senior director Richard Taylor said: “Kimmerfields is a major mixed use scheme currently revitalising the heart of Swindon. The securing of this funding agreement will result in much needed modern, new medical facilities for patients and staff of the two practices.”

The £350m Kimmerfields scheme is transforming a prime 20-acre zone in the heart of Swindon town centre.

Muse has already completed the first phase – a £15m 850-space multi-storey car park and 45-apartment residential building.

Phase Two will include a commercial district with 600,000 sq ft of grade A office space and 100,000 sq ft of retail and leisure-related space as well as a number of new streets and public open spaces.

The scheme will also turn Fleming Way from a four-lane through-road, which divides the town centre in two, into a bus and bicycles-only single-lane link bordered by a ‘linear park’ with relaxing space for shoppers and office workers.
