Speculative development gets under way at Swindon industrial park as demand gathers pace

Work has started on the second phase of a successful Swindon business park as demand continues to grow from occupiers.

Phase one of the Glenmore Business Park on the Westmead Industrial Estate was the first speculative industrial development in the town for seven years when construction started last year.

Now, following its runaway success, London-based developer Glenmore is going ahead with a further 46,500 sq ft, pictured below, which will include a bespoke base for Coatstone Surfacing. The asphalt and bitumen macadam specialist is to relocate from nearby Rivermead.

The new phase of the business park includes a terrace of larger industrial units ranging from 11,200 sq ft to 33,300 sq ft along with a block of smaller units and a prominent office building fronting onto Westmead Drive and Bridgemead Close. 

Ten of the 13 units making up phase one have already been sold or let since the New Year with Smart Designs and IDH Direct among the occupiers.

Tony Morpeth of Glenmore said: “We are delighted to commit to further investment at the Glenmore Business Park in Swindon. 

“We have identified a genuine need from businesses in the town and the further phase will enable us to meet a wider range of occupier requirements. We have already welcomed a number of businesses to the estate and very much look forward to building a bespoke facility for Coatstone Surfacing.”

The scheme is on the site of a former coldstore and warehouse demolished in 2013. Planning permission is in place for a third phase.

All units are available freehold, enabling businesses to buy within their pension schemes and lease them back to their business.  Alternatively they can be leased for a minimum of three years.
