Prime Swindon office move for Malmesbury IT firm points to strength of town’s property market

IT support services firm Imex Technical Services has moved from Malmesbury to an office on one of Swindon’s leading business parks to accommodate further growth.

The firm, one of the first Microsoft Gold Partners (SME) in the UK, has spent 15 years working from Cowage Farm in Malmesbury. But the need for space to grow meant it relocated to 4,300 sq ft of modern office space in Delta 500, pictured, on Swindon’s Delta Business Park in April.

Imex, which has taken the building on a 10 year lease agreement, said it planned to recruit three more members of staff – which it believes will be easier in its new location.

The self-contained office building provides plenty of space for expansion. Imex has also installed a 100MB Ethernet line to provide the bandwidth to support existing customers and the ability to implement new services such as cloud disaster recovery, hosted services and an in-house disaster recovery suite.

The firm carried out a thorough search of the area before settling on Delta 500. It said the design and layout of the building was important along with its car parking and ease of access.

Property agents Alder King, which acted for the building’s private landlord, agreed terms with Imex prior to the end of the previous lease, meaning voids and costs to the landlord were kept to an absolute minimum.

Martin Baker, of Alder King’s Swindon office, said the deal reflected the significant recovery in the town’s commercial property market.

“The first quarter of 2015 was particularly strong in both the office and industrial markets, with take-up back to pre-recession levels,” he said. 

“The speed of the disposal and level of inquiries received for the property only serve to reinforce the fact that if the property is right, interest will be strong – a much improved position over where the market was even last year.”
