New arrival at Swindon’s Station Square scheme is latest boost for town centre office market

Swindon town centre’s premium office scheme Station Square is now almost fully let following the arrival of its latest tenant.

Network engineering group Linbrooke Design Services, which works on telecommunications, power & electrical and security projects, has taken a new five-year lease on 2,444 sq ft (227 sq m) at Station Square.

The firm is paying £16.50 per sq ft (£178 per sq m) – a record headline rent for Swindon town centre and a further sign of the area’s strong bounce-back from recession.  

Town centre take-up so far for 2014 is 75,000 sq ft – the highest since 2008. Much of the growth has come from businesses linked to the rail industry, with the forthcoming electrification of the London to Bristol line through Swindon giving the town centre property market a much-needed boost.

Linbrooke Design Services follows the arrival of insurance broker Arthur J Gallagher and Amey Rail at Station Square – the only available Grade A office scheme in Swindon, including both the town centre and out-of-town markets.

Some 90% of Station Square, which is owned by Amalgamated Berkshire Group, is fully let and joint agents Savills and Loveday are confident of signing a deal soon on the un-let 4,800 sq ft.

Savills director of business space agency Chris Meredith said: “We are very pleased with this recent letting at Station Square. We are in discussions with several potential occupiers over the remaining ground floor office suite.”

Bradley Forbes of Loveday added: “This letting of the penultimate vacant suite represents a record headline rent for the town centre office market which is good news for landlords and reflects a continuing and dramatic improvement in the office market.”

Sheffield-based Linbrooke Design Services has clients in industries such as rail, utilities, oil and gas and highways.
